1. Maintaining our Marketing.
The temptation is to cut back on both newspaper and Internet coverage to cut costs but of course when agents do this, they make it even less likely they’ll stumble across a potential buyer for you.

I don’t think there is a single agent in the area who isn’t doing less advertising than they were 6 months ago - with one exception; US !

2. Retaining staff quality.
When agents do get decent applicants, they need quality staff to spot them and motivate them. It is fairly well known that Imagine are yet to lose an employee since opening, an enviable record I’m sure you’ll agree. My team also agreed to pool their commission between Sales and Lettings so we could keep everyone on. This has allowed us to maintain our service levels.

3. Managing the expectations of homeowners.
It still stuns us that certain agents will overvalue in this market. Straight talking to homeowners and regular feedback are crucial to getting the asking price right. When a home is priced competitively, the buyers will start to show interest, otherwise you have no chance.

4. Accompanied viewings.
Buyers have an air of negativity around them at the moment; much of it is down to media reporting. When we oversee the viewings for our homeowners, at least we are able to install some positive thoughts in buyers to counteract the negative ones they will have been hearing.
